Single-family + two-family sprinkler requirement is determined locality-by-locality
Virginia USBC 2021 Amendment 24 (IRC R313.2)Description
Notwithstanding the IRC's blanket sprinkler requirement, Virginia's amendment defers the sprinkler requirement for one- and two-family dwellings to a Section 103.3 locality determination. Where required, the system shall be designed per Section P2904, NFPA 13, NFPA 13R, or NFPA 13D.
Why this exists
Major Virginia deviation from the base IRC, which requires sprinklers for all new one- and two-family dwellings. Cost-impact deferred to local jurisdiction.
