Townhouses with 3+ units may require automatic fire sprinkler system per Section 103.3
Virginia USBC 2021 Amendment 22 (IRC R313.1)Description
Townhouse units may be required to be equipped with an automatic residential fire sprinkler system installed in accordance with Section P2904 of the IRC, NFPA 13, NFPA 13R, or NFPA 13D, depending on Virginia DHCD's Section 103.3 determination for the project.
Why this exists
Townhouse fire-safety; Virginia treats sprinkler requirements as a locality-by-locality determination rather than a universal mandate. Builders should verify local enforcement.
